Early in 2005, LVO was engaged by developers South Sky Investments to prepare a visual assessment report for a proposed high rise development at Broadbeach on the Gold Coast designed by DBI Design and Ignite Architects. The site of the proposed development, located at Charles and Elisabeth Avenue, Broadbeach, represented a rare opportunity to assemble a large and well located parcel of land in this part of Broadbeach.

In addition to a mixed use podium structure, the proposal comprised the construction of two residential towers – one 50 storeys high and one 40 storeys high.

The main issues considered in our report related to matters of building bulk, form and height.

Council accepted findings of the report which showed that, although the towers were higher than normally envisaged, the proposal was consistent with the requirements of the Planning Scheme with regard to:

  • the concept of the high rise spine of development;
  • the role of Broadbeach as a Regional Activity Centre;
  • the Gateway theme to the Tourist Activity Area;
  • the provision of a special character for Broadbeach.

The development is currently under construction and is due to be completed mid-late 2010.
