The key to successful development of high- rise apartments is maximising the potential of a site, to the satisfaction of developers, town planners, and residents. The proposed redevelopment of the Iluka Apartment building by renown developers Raptis Group will see the replacement of the existing 17 storey building with a 55 storey development, with a particularly high plot ratio 11.8:1. Designed by DBI Design, and situated in the heart of Surfers Paradise, the new development is innovative in design and will further advance the Gold Coast high rise vernacular. LVO’s Visual Assessment team were engaged by the developers to undertake a visual impact assessment to accompany the development application.

In 2005, LVO was engaged by prominent property developers, Raptis Group, to conduct a visual impact assessment of a proposed high rise extension to the existing ANA Motel in Surfer’s Paradise. We were subsequently engaged to prepare an assessment to accompany a new development application for a two-tower scheme on the site, which was lodged early in 2008.

LVO’s VA team was commissioned in 2007 to prepare a visual impact assessment of the proposed redevelopment of the iconic Riverview Hotel at Hamilton, Brisbane. The proposal comprised the refurbishment of the existing 8 storey hotel, and the construction of a new 9 storey extension to the north of the existing building. The proposed extension maintained a comparable height and the design of the new building was motivated by an effort to maintain visual harmony between the existing and the new buildings.

As well as preparing the Landscape Concept for Leightons’ proposed eco- resort at Kingscliff, LVO were also engaged to undertake a visual impact assessment to accompany the development application. The proposed development comprised a 180 unit resort development between Casuarina Way and the beach at Kingscliff. The site adjoins the recently completed Salt development. The site is presently undeveloped, and vegetated with a mixture of coastal and littoral rainforest species.

On behalf of the developers, East Point Mackay Pty Ltd, in 2004 Wallace & Wallace Solicitors asked LVO to conduct a visual impact assessment of a proposed Mixed Use Tourist Facility at East Point, Mackay. The site, covering an area of 67.67 Ha, was located on vacant land to the south of Mackay harbour and port facilities.

Earlier this year our VA team were commissioned by CJHA Properties to prepare an urban design and visual impact assessment for a proposed 5 storey building at Alice Springs. At 5 storeys the proposal would exceed the height limit for the site identified in the Northern Territory Planning Scheme. As the Scheme provisions relating to height are prescriptive and do not allow for alternative solutions, an application for an Exceptional Development Permit needed to be made.
